Chimney Leak Repair in Rockford, IL

Short answer
Why chimneys leak
A chimney is a tall, rough column that pokes through the roof, so water finds many ways in. Most leaks come from one of these places, from the top down:
- The cap. A missing or loose cap lets rain run straight down the flue. See cap installation.
- The crown. A cracked slab leaks into the stack. See crown repair.
- The brick and mortar. Open joints and spalled brick soak up water like a sponge. See chimney repair.
- The flashing. The metal at the base of the chimney, where it meets the roof, rusts, lifts or loses its sealant.
- The flue or liner. Condensation and cracked tile can show up as wet patches.
- The roof itself. Sometimes the chimney is blamed for a leak that comes from nearby roofing.
Rain through the flue looks different from water running down the outside. The leaks guide helps you tell them apart.
Flashing, counter-flashing and the cricket
Flashing is a layered system. Step flashing runs up the sides in pieces woven into the shingles. Counter-flashing is set into the mortar joints and folds down over the step flashing, so water that gets past the first layer runs back out. Base and apron flashing covers the low side. If the chimney is wide, a cricket (also called a saddle) is built behind the uphill side. It is a small peaked roof that splits water around the chimney instead of letting it pool against the brick. Many leaks come from a missing cricket or tar smeared over old flashing as a quick fix.
Sealant alone is a temporary patch. A proper repair replaces the failed pieces and sets the counter-flashing into the mortar joint, not just caulks the edge.
How a leak is found and fixed
- The technician asks where the water shows, when (during rain, during melt, only in wind) and how long it has been going on.
- The roof and the stack are checked top to bottom: cap, crown, mortar, flashing, roof around the base.
- The attic side is checked for stains, wet insulation and rusted nails near the chimney.
- Sometimes the stack is wetted with a hose, one section at a time, to reproduce the leak.
- The failed part is repaired: flashing reset or replaced, crown sealed, joints repointed, cap installed.
- If the masonry itself is porous, a breathable water repellent may be applied afterward.
A breathable repellent is not a fix for open joints or a cracked crown. It slows water that soaks through sound brick. Avoid a coating that traps moisture.
When waterproofing helps
A water repellent belongs on sound brick that is soaking up rain. It does not belong on open joints or a cracked crown, which should be repaired first. Pick a vapor-permeable product, so moisture already in the masonry can still leave. A quick test: sprinkle water on a dry day. If it beads, the repellent is working. If it darkens the brick, the brick is soaking it up. Products wear, so ask the installer how long it should last and when to reapply.
What a chimney leak repair costs
Typical price, national
- Flashing: $400 to $1,600. Angi, chimney flashing cost, updated September 23, 2026.
- Waterproofing: $160 to $420. HomeGuide, chimney sealing and waterproofing cost, updated February 9, 2026.
No cost guide publishes a Rockford, Chicago or Illinois chimney price (Angi's Chicago pages return 404, and HomeGuide and Thumbtack have none), so every range on this site is a national figure and is labelled that way.
Angi, chimney flashing cost (updated September 23, 2026) puts flashing repair or replacement at $400 to $1,600, averaging $1,000. It notes a reseal can start near $200, step flashing runs $400 to $600, and large or stone chimneys can pass $2,000. HomeGuide, chimney repair cost (updated January 22, 2026) gives $300 to $1,800. For waterproofing, HomeGuide, chimney sealing and waterproofing cost (updated February 9, 2026) says $160 to $420, and Angi, chimney rebuild and masonry repair cost (updated October 6, 2026) gives $150 to $500. The size of the chimney, roof pitch, the amount of flashing and the access all move the price. Ceiling and insulation damage inside is a separate repair.

Rockford weather and old roofs
Rockford averages 21.8 F in January and 6,497 heating degree days a year (National Weather Service, 1991 to 2020 normals). Water that gets behind flashing or into brick in fall freezes and expands over winter, so a small leak becomes a larger one by spring. With 22.4% of Rockford's housing units built before 1940 (Census ACS 5-year), many chimneys here have flashing that has been patched more than once, and tall stacks that take full weather on every side.
Illinois licenses roofers at the state level (IDFPR), which can matter when flashing or roof work is part of a chimney job. We found no state chimney license, and the Home Repair and Remodeling Act names chimneys. For work over $1,000 you are owed a written contract. The hiring guide covers it.
While you wait for the repair
- Put a bucket or tarp under the leak and move anything valuable.
- Take photos of the stain, with the date. They help with a quote and with an insurance claim.
- Do not use the fireplace if water is running down the flue.
- Stay off a wet or icy roof. A small cap and a tarp are a job for someone with fall protection.
Reading the clues
When the water shows up tells you where it comes in. Stains that appear only in heavy, wind-driven rain point to flashing or the side of the masonry. Dripping that follows every rain, even a light one, often means the cap or crown is open. Moisture that appears in cold weather with no rain can be condensation in the flue, which is a liner problem. Spring melt that leaks while the roof sheds snow points to flashing and ice backing up behind it. Write down the weather each time you see water. That note is worth more to the technician than a guess.
Ice and snow
Rockford has snow most winters. The National Weather Service normals list 37.1 inches a year. Snow that piles up on the uphill side of a chimney melts, refreezes and works under flashing. A cricket sheds that load. Do not chip ice off the flashing or the brick. It can crack the joint and tear the metal. Leave it until a technician can look at it.
What happens if you ignore it
Water in a chimney does slow, hidden damage. It rots roof decking and rafters near the stack, stains and sags ceiling drywall, rusts the damper and the firebox, and can grow mold in the attic. In the masonry it speeds the freeze-thaw damage described on the chimney repair page. A flashing job at $400 to $1,600 (Angi) is smaller than the roof and ceiling repairs that a long leak causes. If the house has an insurance policy, ask your agent how it treats gradual leaks.
Chimney, roof or both?
A leak at the chimney is often shared between trades. A mason handles the brick, mortar and crown. A roofer handles the shingles and the roof deck. Flashing sits between the two, and either may do it. Illinois licenses roofers, which matters when the flashing is part of a roofing job. Ask who is responsible for the roof around the chimney, and get it written into the quote.
Questions to ask before you hire
- How will you find where the water gets in, and will you show me?
- Will you replace the flashing or just seal it? Will the counter-flashing be set into the mortar?
- Does my chimney need a cricket?
- Do you also repair the roof around the base, or is that a separate trade?
- What is the warranty on the leak repair?

Common questions
Chimney Leak Repair: questions
How much does chimney leak repair cost?
Angi prices flashing repair or replacement at $400 to $1,600, averaging $1,000. HomeGuide puts waterproofing at $160 to $420. These are national figures with no Rockford price. The cost page lists every job.
Why does my chimney leak when it rains?
The usual entry points are a missing cap, a cracked crown, open mortar joints, failed flashing at the roof line and a damaged flue. The location and timing of the water show which. The leaks guide helps tell them apart.
What is chimney flashing?
Flashing is the layered metal at the base of the chimney where it meets the roof. Step flashing is woven into the shingles and counter-flashing is set into the mortar and folds down over it, so water is directed away from the joint.
What is a chimney cricket?
A cricket, also called a saddle, is a small peaked roof built behind the uphill side of a wide chimney. It splits water around the chimney so it does not pool against the brick and the flashing.
Can I fix a chimney leak with roofing tar or caulk?
Tar and caulk are temporary. They crack and pull away with heat and cold, and they hide the real condition of the flashing. A lasting repair replaces the failed pieces and sets the counter-flashing into the mortar joint.
Does waterproofing a chimney stop leaks?
A breathable water repellent slows water soaking through sound brick. It does not close open joints, a cracked crown or failed flashing, and a coating that traps moisture can make spalling worse. Repair the entry point first.
How do I tell if the leak is from the chimney or the roof?
Look at where the stain is and when it appears. Stains on the wall below the chimney, or only in heavy rain, often point to the flashing or masonry. A technician checks the attic and may wet the stack section by section to reproduce the leak.
