What a chimney crown does

The crown (sometimes called the wash or splash) is the sloped slab that caps the brick or block at the top of a masonry chimney. The flue liner passes up through the middle of it. Its job is to shed rain and snowmelt away from the flue and off the brick. If the crown is sound, water runs off. If it cracks, water seeps straight down into the top of the stack where you cannot see it.

The crown is not the cap. A cap is the metal or stone lid that sits over the flue opening. A crown is the masonry slab under it. People mix the two up, and so do some quotes. The crown versus cap guide explains the difference, and the cap installation page covers the lid.

Signs the crown is failing

  • Hairline or wider cracks across the slab, especially around the flue tile.
  • Pieces breaking off at the edges, or exposed gravel and sand where the surface has worn away.
  • A crown that is flat or dished so water sits on it.
  • A crown made of ordinary mortar rather than cast concrete. Mortar crowns crack and wash out sooner.
  • Moisture stains on the upper bricks, efflorescence, or leaks that show up on the ceiling near the chimney.

From the ground most of these are hard to see. A technician on the roof, or a camera, finds them. A chimney inspection includes the crown.

Reseal, repair or replace

The right fix depends on how far the damage has gone.

Reseal

For a sound crown with hairline cracks, a flexible crown sealant is brushed or troweled over the top. It bridges the small cracks and sheds water. It is the cheapest option and it needs to be redone as the product ages.

Repair

For a crown with wider cracks, spalling or a worn surface, the mason cleans the surface, patches the damage with a repair mortar and builds up a new skim coat shaped to shed water. It extends the life of a crown that is mostly intact.

Replace

When the slab is crumbling, pulling away from the bricks or was built too flat, it comes off. The crew forms and casts a new crown with an overhang past the brick on every side, so water drips off clear of the wall. The flue tile is isolated from the slab with a flexible sealant, because the tile and the concrete expand differently with heat.

Doing it yourself

Hardware stores sell crown sealant, and a careful owner can apply it. The risks are the roof and the diagnosis. Climbing to the top of a chimney is where most of the danger is, and a coat of sealant over a crumbling slab hides the damage without stopping it. If you do try it, clean the crown, fill the cracks first, apply on a dry day within the temperature range on the label and follow the maker's coat thickness. If the cracks are wide, or the slab is flaking, hire it out.

What a crown job costs

Typical price, national

No cost guide publishes a Rockford, Chicago or Illinois chimney price (Angi's Chicago pages return 404, and HomeGuide and Thumbtack have none), so every range on this site is a national figure and is labelled that way.

Angi, chimney crown repair cost (updated March 17, 2026) prices a reseal at $175 to $600, a repair at $300 to $2,200 and a replacement at $1,800 to $3,000. HomeGuide, chimney repair cost (updated January 22, 2026) puts minor crown repair at $200 to $700 and replacement at $1,000 to $3,000. The guides agree closely on replacement and differ on repair.

Chimney width and height, roof pitch, whether the crew needs a roof jack or scaffolding, and whether the flue tile or the top course of brick also needs work all move the price. A reseal done while a technician is already on the roof costs little more. See the cost page for the other chimney jobs.

The Rockford angle

The crown takes more weather than anything else on the house. Rockford averages 21.8 F in January and 6,497 heating degree days a year (National Weather Service, 1991 to 2020 normals), so a crack that lets in water in November is a bigger crack by March. With 22.4% of Rockford's housing units built before 1940 (Census ACS 5-year), many chimneys here carry a crown that was poured decades ago, or a mortar wash that was never a proper crown.

Water that gets in at the top works down into the joints and the brick. That damage is the work on the chimney repair page. A crown job that is done in time often prevents it. If a leak already shows indoors, read why a chimney leaks when it rains, because the crown is one of several places water enters.

If the house is in a Rockford historic district, the city's Design Guidelines treat original chimneys as features to keep. A like-for-like crown repair is maintenance. Changing how the top looks may need a Certificate of Appropriateness. Ask the city first.

Which cracks matter

Almost every crown cracks. Fine hairline cracks from shrinkage are common in concrete and are cured with a sealant. The cracks to worry about are wider ones, cracks that run through the slab to the edge, cracks around the flue tile where water can run straight down, and cracks with missing material. A crack that has moved, or has fresh white staining below it, is letting water through now. Photograph the crown each spring from the same spot. A crack that grows between photos has moved.

Crown, cap or flashing: what to fix first

When a chimney leaks, the top has several suspects. A cap that is missing lets water into the flue. A cracked crown lets water into the masonry. Failed flashing lets water into the roof. The order matters because water from any of them looks alike inside the house. A technician works from the top down and rules each out. The leak repair page explains the flashing side and the leaks guide helps you read the clues.

Why fall is the time to look

Water that gets into a crown crack in October freezes over winter and widens the crack. Rockford has 6,497 heating degree days a year (National Weather Service), so the freeze-thaw season is long. A reseal done in fall is a small job. A replacement done after a winter of damage is a larger one. Sealants need a dry, mild day to set, so the work usually comes between spring and fall.

What a crown job does not fix

A new crown does not repair a cracked flue tile, loose bricks under it or a failed flashing. It also does not replace a cap. If the inspection finds problems in more than one of these places, the quotes should say what each one covers, so you are not paying twice for the same roof visit. Ask whether the crown work and the cap can be done together.

Questions to ask before you hire

  • Is the crown cast concrete or a mortar wash? Do you recommend a repair or a replacement, and why?
  • Will the new crown overhang the brick on all sides?
  • Is the flue tile isolated from the crown with a flexible sealant?
  • Is the sealant rated for chimney crowns, and how long do you expect it to last?
  • Will you check the cap, flashing and top brick courses while you are on the roof?

Common questions

Chimney Crown Repair: questions

How much does chimney crown repair cost?

Angi prices a crown reseal at $175 to $600, a repair at $300 to $2,200 and a replacement at $1,800 to $3,000. These are national figures, since no Rockford price is published. The cost page shows the other chimney jobs.

What is a chimney crown?

It is the sloped concrete or mortar slab across the top of a masonry chimney, around the flue liner. It sheds rain and snowmelt off the brick and away from the flue. The metal or stone lid over the flue opening is the cap, which is a different part.

What is the difference between a chimney crown and a chimney cap?

The crown is the masonry slab that finishes the top of the stack. The cap sits above the flue and keeps out rain, animals and sparks. A chimney can have a perfect cap and a failing crown. The crown versus cap guide goes through both.

Can a cracked chimney crown be repaired?

Hairline cracks in a sound crown are usually sealed with a flexible crown sealant. Wider cracks and surface loss are patched and resurfaced. A crown that is crumbling, pulling away from the bricks or was poured flat is usually replaced.

How do I know if my chimney crown needs work?

Look for cracks, chips, missing pieces, standing water and white staining on the upper bricks. Water stains on the ceiling near the chimney can point to it as well. Binoculars from the ground help, but a roof-level check or a camera is more reliable.

How long does a chimney crown last?

It depends on how it was built and what the weather does to it. A cast concrete crown with an overhang outlasts a mortar wash by years. In Rockford, repeated freezing and thawing shortens the life of a thin or flat crown. Sealant is a maintenance item and needs renewing.

Will fixing the crown stop my chimney from leaking?

It stops the leaks that start at the top of the stack. Water also enters through flashing, open mortar joints, a missing cap or the flue itself. A leak that continues after a crown repair is one of those other paths.
