Chimney Rebuild and Removal in Rockford, IL
Updated
Short answer

What a rebuild is
A rebuild takes the chimney apart brick by brick from the top down to a level where the masonry is sound, then builds it back up. Repair works on a chimney that is mostly good, as described on the chimney repair page. A rebuild is for a chimney that is not worth patching. A partial rebuild usually means the part above the roofline. A full rebuild takes the chimney down to the roof, or below it, and replaces it. Chimney removal is a third job: taking an unused stack down altogether.
Signs the chimney needs a rebuild
- The stack leans, or it has separated from the house.
- There are cracks that run through the bricks and joints, not just along the mortar.
- Bricks are loose, and you can move them by hand, or whole faces have spalled.
- The mortar has turned to sand for most of the height, so re-pointing would mean redoing every joint.
- An earlier repair has failed and water keeps getting in.
- A fire, a lightning strike, a storm or an impact damaged the structure.
A Level 2 or Level 3 inspection shows whether the damage is local. The tuckpointing versus rebuilding guide explains how to decide.
How a rebuild goes, step by step
- The crew sets up scaffolding or roof protection and shields the roof, the gutters and the yard.
- The old masonry comes down in sections, and the bricks are sorted. Sound bricks may be reused. Mortar and rubble are carried off.
- The crew checks what is left. The flue liner may need replacing as well. See liner installation.
- New masonry is laid course by course, with the flue tile, the crown, the flashing and the cap built in as the stack climbs.
- The flashing is tied in with the roof. See leak repair.
- The crown is cast and the cap is set. See crown repair and cap installation.
The height of a chimney above the roof is a code point. The 3-2-10 chimney height rule explains how it is measured.
What a rebuild costs
Typical price, national
- Partial rebuild: $1,000 to $5,000. Angi, chimney rebuild and masonry repair cost, updated October 6, 2026.
- Full replacement: $4,000 to $15,000. HomeGuide, chimney repair cost, updated January 22, 2026.

Angi, chimney rebuild and masonry repair cost (updated October 6, 2026) puts a partial rebuild at $1,000 to $5,000, and says rebuilding the stack above the roofline runs about $150 per linear foot. For a full replacement it says most often about $10,000 and up to $15,000. HomeGuide, chimney repair cost (updated January 22, 2026) puts a partial rebuild at $1,000 to $5,000 and full replacement at $4,000 to $15,000. No cost guide publishes a Rockford, Chicago or Illinois chimney price (Angi's Chicago pages return 404, and HomeGuide and Thumbtack have none), so every range on this site is a national figure and is labelled that way.
Height, the width and the number of flues, the brick, whether it is brick or stone, access to the roof and whether the liner is replaced all move the price. A chimney that serves the furnace and the fireplace has more to protect while the work is under way. The cost page lists the other chimney jobs.
Chimney removal
Some homeowners take down a chimney they no longer use. It frees up space, ends the leak risk at the roof and removes an upkeep item. Removal is bigger than it looks. If the chimney carries a furnace or water heater flue, those appliances need another way to vent first. Rockford's Property Standards say all fuel-burning appliances must connect to an approved chimney or vent, so removal and new venting go together. Taking out a chimney that runs through the floors means framing, roofing and finish repairs. No approved cost guide prices removal on its own; get it as a written, itemized quote that names each repair.
Rockford historic districts and permits
On a Rockford landmark or in a local historic district, exterior changes visible from the street need a Certificate of Appropriateness from the Historic Preservation Commission before the building permit. The city's 2024 Design Guidelines say original chimneys should not be removed or altered and should be repointed to match the original. A rebuild with matching brick and joints is far easier to approve than a removal. The historic district guide goes through the process.
Permits and contracts
No municipal page we read names chimney rebuilds as permit-free or permit-required, except Pecatonica, which lists chimneys among its required inspections. Rockford's permit rule covers repair or alteration of a structure over 120 square feet. In unincorporated areas, the Winnebago County Building Division says it is unlawful to alter a structure without a permit and asks you to call before a rebuild. Ask your building office before you sign.
Written contract over $1,000
“Prior to initiating home repair or remodeling work for over $1,000, a person engaged in the business of home repair or remodeling shall furnish to the customer for signature a written contract or work order that states the total cost, including parts and materials listed with reasonable particularity and any charge for an estimate.”
A rebuild is above that line, so you are owed a signed contract with the total cost and the materials listed, and the state consumer rights pamphlet before you sign.
Why this matters in Rockford
The median home in Rockford was built in 1963, and 22.4% of its housing units date from before 1940 (Census ACS 5-year). Across the county, 35.5% were built before 1960. Rockford averages 21.8 F in January (National Weather Service, 1991 to 2020 normals). A chimney of that age has gone through more than a century of freeze-thaw cycles, and many of the ones past repair show it at the roofline.
Repair or rebuild: the decision list
Use this list with the technician. A rebuild is likely when most of these are true. The chimney leans or has shifted. Cracks run through the bricks, not only the joints. A large share of the mortar is gone. Many bricks are spalled or loose. The flue tile has failed with the masonry. A past repair has not held. A repair is likely when the damage sits in one face or one section of the stack and the structure is sound. The tuckpointing versus rebuilding guide walks through it. For a sense of the gap, tuckpointing runs $500 to $2,500 (Angi) and a partial rebuild $1,000 to $5,000.
Getting the house ready
- Move cars, patio furniture and anything breakable away from the base of the chimney.
- Cover or empty the attic space around the stack, and clear the firebox. Dust and debris fall.
- Tell the neighbors. Scaffolding and falling debris may affect a shared yard.
- Plan for no fireplace or stove use until the work is done and the mortar has cured.
- Ask what happens to the roof and the lawn, and who repairs any damage.
What goes back on top
A rebuilt stack is a chance to fix the parts that cause trouble. The new work should include a proper crown with an overhang, a cap, flashing and counter-flashing tied into the roof, and a liner that suits the appliance. If the old flue was a clay tile that had failed, now is the time to replace it. Chimney height above the roof is checked against code. The 3-2-10 chimney height rule is the standard test. Ask the contractor to confirm it for your roof.
Matching the look
The brick or stone you see from the street is part of the house. Ask whether the crew will reuse the old brick, source matching brick or use a veneer. Ask for a sample of the mortar color and joint style. On a historic house, the matching is not a preference but a condition of approval.
Questions to ask before you hire
- How far down will you take it, and why?
- Will you reuse the old brick or buy new? How will it match?
- Does the quote include the liner, flashing, crown and cap?
- How will you protect the roof, the yard and the interior during the work?
- Who handles the permit or the historic district approval?

Common questions
Chimney Rebuilds and Removal: questions
How much does it cost to rebuild a chimney?
Angi puts a partial rebuild at $1,000 to $5,000, and HomeGuide puts full replacement at $4,000 to $15,000. These are national figures with no Rockford price. The cost page shows the other chimney jobs.
When should a chimney be rebuilt instead of repaired?
A rebuild is for a chimney that leans, has cracks through the bricks, loose masonry or widespread spalling, or where earlier repairs have failed. Repair suits damage limited to the joints and a few bricks. The tuckpointing versus rebuilding guide compares the two.
How much does chimney removal cost?
We publish no range, because no approved cost guide prices chimney removal on its own. Get a written, itemized quote that covers new venting for any furnace or water heater on the flue, plus the roof, framing and interior repairs.
Can I remove my chimney if I never use the fireplace?
Often, but check what else uses it. A furnace or water heater flue needs new venting first. A house in a Rockford historic district needs a Certificate of Appropriateness, and the Design Guidelines say original chimneys should not be removed.
Do I need a permit to rebuild a chimney in Winnebago County?
The pages we read do not name chimney rebuilds either way. Rockford's rule covers alteration of a structure over 120 square feet, and Pecatonica lists chimneys among its required inspections. In the unincorporated county, call the Building Division before the work.
How long does a chimney rebuild take?
It depends on the height, the access and the weather. Masonry cannot be laid in hard freezing conditions, so winter can push the schedule. The crew should give you a start window and an estimated duration in the written contract.
Does Illinois license chimney builders?
We found no state chimney contractor license. Illinois does not license general contractors at the state level, though roofers are licensed. For a job over $1,000, the Home Repair and Remodeling Act requires a written contract and a consumer rights pamphlet.
